Summary 

 

The Blackfriars & Quayside Regeneration project was a package of improvements designed to revive an underutilised area of Gloucester.

 

What is the Blackfriars and Quayside project?

 

Blackfriars & Quayside are two areas of Gloucester, in the eastern side of the city near the docks. Both areas had been in need of redevelopment for a while, but a series of obstacles had prevented them from being carried out. This project addressed the need for a large scale regeneration programme, which has enabled follow-up projects and developments to take advantage of both sites.

As a complex and multi-faceted project, in a difficult city centre location, the project was not without its challenges. But after its redevelopment, it now represents 2.53 ha of central commercial opportunity. 

To achieve this, the project included demolitions of Quayprint, Ship Inn, County Garage, and Quayside House. Shire Hall, the home of Gloucestershire County Council’s significant workforce, was also subject to a series of improvements - particularly in making it a more energy-efficient building.

 

Who benefits from this project?

 

Like many regeneration projects, the beneficiaries of this redevelopment are many, as the intention was to enable further improvements to the area by removing barriers and challenges for growth.

For example, students have benefitted from the completion of a new 295-bedroom student accommodation building. 

Generally, residents, workers, and visitors to Gloucester’s city centre are the primary beneficiaries of the project. Both Blackfriars and Quayside are now much more attractive and modern areas, with a more visually stimulating environment, and the attraction of new businesses and leisure facilities.

New commercial office space has been constructed, leading to job creation for residents and local workers, and construction is currently well underway for  a new health centre, pharmacy, and occupational health facility.

 

What stage is the project currently at?

 

The project is now complete, and both Blackfriars and Quayside have enjoyed significant further development as a result of this regeneration.

 

Why is the project important for Gloucestershire and the local community?

 

Gloucester’s city centre has undergone a number of redevelopment projects over the year, particularly around the docks and the quays. This project, along with those which have come before, have helped transform Gloucester into a retail and leisure destination for the county. This combined regeneration is important for Gloucestershire’s only city, to maintain its regional competitiveness and provide job opportunities for the growing population. 

 

What are the final results of the project?

The Blackfriars & Quayside Regeneration project has delivered:

- 2.53 ha of city centre redevelopment space

- Shire Hall redevelopment and energy improvements

- Demolition of multiple conflicting buildings

- New commercial office space and job creation.
